2.) How is the real estate market in your part of town? Are homes going quickly? Do you expect several offers? The old rules of supply and demand could play a big factor here. If buyers are excited to get into your area, they may ignore some roof problems. However, a new roof could be a major differentiator when it comes to earning an offer.


3.) How much would it cost you? Would you need to come out of pocket to replace the roof? Would insurance cover any of the cost due to storm damage? These are key questions to determine the value to you in getting the roof repaired or replaced. At the end of the day, selling your home is a numbers game.
