Baton Rouge Roofing: What to Ask Before You Sell?Mow the yard.  Sweep the floors.  Paint the walls.  Straighten the garage.  The list goes on and on when you decide to sell your home.  Each element of the property needs to be tended to.  It’s a lot of work, but understandable to get it ready before that sign goes in the front yard.  There is just one more thing after the weeds are pulled and the carpet is shampooed.  That spot in the roof over the master bedroom that leaks just a little bit when it rains and the wind blows the right direction.  The ceilings are freshly painted, but if the roof is leaking there, what else may be going on above your head?  Even more importantly, what does that mean for your home selling efforts?

On the flip side, if you’re buying a home, you are going to be aware of what could become the biggest expenses.  A roof repair or replacement is going to be high, if not atop, that list.  So understanding what prospective buyers will have on their radar may persuade you to take a closer look at your roof.  Here are few questions to ask once your roof is inspected.

1.)    Do you own your home?  If you don’t need to get the highest price possible to pay down your mortgage, then repairing it may not be as high of a priority.  However if you are looking for top dollar to purchase a new home, investing back into your home before you sell may generate a better return.

2.)    How is the real estate market in your part of town?  Are homes going quickly?  Do you expect several offers? The old rules of supply and demand could play a big factor here.  If buyers are excited to get into your area, they may ignore some roof problems.  However, a new roof could be a major differentiator when it comes to earning an offer.

3.)    How much would it cost you?  Would you need to come out of pocket to replace the roof?  Would insurance cover any of the cost due to storm damage?  These are key questions to determine the value to you in getting the roof repaired or replaced.  At the end of the day, selling your home is a numbers game.
